Yes, if you consider builder floors the First floor ( one on top of the stilt parking ) will be higher in price as compared to the middle ones. The top floor along with a terrace would be equal or higher than the First floor depending on what’s created at the terrace.

The real negotiation is always done through your real-estate consultant . He knows the builder well and can negotiate the price better than what you could have done on your own . Some buyers feel that by boycotting the consultant they can get a better price . This is not a fact. A buyer comes across the builder only once for a deal , whereas the consultant doesn’t sell only one property of the builder . Business wise , the builder has a long term relationship with the consultant and he would never want to break it just to skip paying a brokerage .

Buying a floor that is under construction is totally depended on your own comfort level. People do buy properties that are under construction as there is always a price benefit and a staggered payment plan . But again in a scenario where a builder floor takes around 18 months to complete one needs to add up a cushioning time of around 1- 2 mths for the final deliver . On the other hand reputed builders hand over the project in time as their floors get sold at the early stages of construction.

The foremost thing to do is find the best consultant who can stride with you all the way to the end. You will find that most of the consultants are location centric. Your consultant will evaluate the need , location , budget and then suggest you the best suitable proposal .
